Ready possession versus under-construction retail
Published 23 September 2026
A ready unit can be inspected, measured and occupied. An under-construction unit is bought or committed to on the basis of plans, approvals and a delivery commitment.
The practical differences are timing and verification. With a ready unit, the carpet area, frontage, services and condition can be confirmed directly. With an under-construction unit, those figures come from drawings and may change, so the agreement should define what happens if they do.
Under-construction retail may offer a wider choice of units within a scheme and a different payment profile. It also carries delivery risk and a period with no trading income. Where a project is registered, the registration details and the official reference should be checked directly against the regulator's record rather than relied on from marketing material.
